As another estate agent gets swallowed up by a building society can you really be sure you are getting a totally independent service from your local estate agent?
Maxey Grounds & Co LLP, a formation of two independent estate agents with history back to 1792, have dealt with property, auctions, valuations and management for over 200 years.
They offer an independent service, not tied to solicitors, banks or building societies which could result in saving the seller money in fees and hidden extras.
Said the company: “We are able to offer competitive fees based on a percentage of the sale cost, rather than a fixed fee. While on the face of it, a fixed fee will give you an exact figure you will be paying, if you were to compare this with a percentage of the sale cost you may find it works out at significantly more. Does a fixed fee really encourage your agent to get you the best price possible?”
“We provide professional, accurate and honest market appraisals of your property and advise on the best way to present your property.”
The business offers a strictly ‘no sale no fee’ service with a free Energy Performance Certificate (EPC) for all sole agency instructions, inclusive of a floor plan. The only cost involved in listing your property would be if you were to withdraw your property from the market or change to a multi-agency agreement.
The company added: “Maxey Grounds & Co do not tie you in to any sole agency period, therefore subject to two weeks’ notice, at any time, you are able to withdraw your property from the market, subject to payment of the EPC. This flexibility allows the seller to make an informed choice, with the help of your estate agent, in best marketing of your prized asset.”
Being independent does not mean your property will not be marketed as well as other agents. Your property will be listed on major property portals, including Rightmove which accounts for over 90% of all property listings, Zoopla, and Fish 4 Homes, along with their own dedicated website.
