Care home planned for factory site in March will specialise in dementia patients




Plans for a "state of the art" care home specialising in looking after people with dementia have been submitted for a town factory site.

Glenholme Healthcare Group want to build the 56-bed home on what is currently the premises of CPL Feltham in Cawood Close, March, which is in the process of relocating.

A design and access statement drawn up by London-based DWA Architects, which specialises in care home design, in support of the plans explains the aim is to provide "first class care to be delivered to elderly residents who require specialist dementia and other care".

It explains there is a "recognised and considerable demand" for care home accommodation in this location, especially that which offers care for people living with dementia.

The statement states there was a public consultation in December when letters were sent to neighbouring residents asking for their comments.

As a consequence the current planning submission has been drawn up to address all recognised potential issues, including the car park, with feed back from residents suggesting more was need. As a result the home's car park will now have 32 spaces instead of the previously planned 20.

The design of the home has been done to "reflect and respect" the distances to boundaries and adjacent properties to "ensure that overlooking and overshadowing" of them is not a problem.

The statement adds: "To limit the development to being no higher that two stories with similar ridge heights to the houses around it and to utilise materials which are appropriate to the area."

It continues: "The siting of the care home has been carefully positioned to sit comfortably within the context of the site whilst providing healthy separation distances to nearby and adjacent existing residential dwellings.

"As part of the design we have sought to achieve appropriate back-to-back separation distances between the bedrooms and habitable rooms of the care home and the adjacent residential properties.

"A key element of the design is the creation of gardens all around the home, with the majority of the ground floor rooms having their own patios which lead onto the main garden areas. This provides a series of interlinked and quite large external amenity areas for its residents which will also form a secure environment for its residents."

Each floor will have its own ancillary facilities and is split down into two separate units so that each can function totally independently.

Access to the outside landscape is provided from the day rooms as well as individual bedrooms where practical with patio doors on the ground floor and to a balcony terraced area at first floor.

Day space (lounges and dining rooms) are provided for residents to use outside their own bedroom. The statement says: "We have provided more day space per resident than required so that the provision is well above 5m² per resident in order to provide flexibility and choice for its residents in meeting current recognised requirements (and in facilitating larger wheelchairs).

"Additional communal space is provided from the central core such as hairdressers, café area within the foyer area for use by any resident of the home. The ancillary support facilities are located at both ground and first floor level."
